 Board Adopts Zoning Ordinance Amendment for Secondary Uses in PDH and PDC Districts, and Submission Requirements for Final Development Plans
On June 24, 2025, the Board of Supervisors adopted the Zoning Ordinance amendment for Secondary Uses in Planned Development Housing (PDH) and Planned Development Commercial (PDC) Districts, and Submission Requirements for Final Development Plans (FDP).
The amendment makes minor organizational changes to the PDH District additional standards related to secondary uses, removes the limitation on the percent of office permitted, and requires outdoor commercial uses to be shown on an FDP. The PDC District standards were revised to permit 75 percent of the gross floor area of the development to include residential and other secondary uses, increased the open space requirement from 15 to 20 percent if residential development including an independent living facility or continuing care facility is proposed, and requires outdoor commercial uses to be shown on an FDP. The amendment also adds a new submission requirement for FDP applications of a legal description, including the metes and bounds of the property in addition to the current requirement for bearings and distances.
