  2. 4 × 4-bedroom houses
  3. 1 × 5-bedroom house

Expected Completion Date:
March 2026

Gross Development Valuation GDV):
£18.9m

Investment Details:

  1. Loan Investment Amount: £300,000
  2. Loan Term: Maximum of 12 months
  3. Fixed Interest Rate: Fixed returns at 2.08333% per month (equivalent to 25% per annum), interest paid at term
  4. Enhanced Security: Company Debenture and Personal Guarantees from both the directors.
  5. Use of Funds: To complete the remaining development, including final finishes, snagging, landscaping, and associated works
  6. Valuation: Conducted by Anderson, Wilde and Harris

Senior Debt:

  1. Development finance covering 70% of the project has been provided by Atelier.
  2. Atelier is the sole primary lender and holds a first and only legal charge over the site

I have also attached to this email a shareholder asset statement for the company as well as the directors personally.

As you will see, there’s over £15m of equity available collectively in this deal so 30 x asset cover: They only have one principal lender, and they have exit finance already in place.

The directors are willing to give a solicitor’s undertaking with company and personal guarantees for this short-term loan.
